The Weekly Manhattan Market Report - 12/22/2025

The Luxury Sector:

Twenty-one contracts were signed in Manhattan last week at $4 million and above, 12 fewer than the previous week. Condos continued to lead, outselling co-ops 12–6, with two condops and one at townhouse also in the mix. The top contract of the week was a residence in 24/25A at 988 Fifth Avenue, asking $16.2 million, which was listed in September. The second-highest deal was a sponsor/new development Maisonette at 40 East End Avenue, asking $9,675,990, after being reduced from $9,850,000 when the building was launched in 2018

Overall City/Market Supply:

There are currently 5,501 listings on the market, a 16.1% drop compared to last month and 3.5% lower than this time last year. Inventory also fell by roughly 300 units week-over-week, underscoring just how quickly supply is constricting. Listing supply is clearly continuing its downward trend, and the big question is now: how low will it go? Only 82 apartments came on the market last week–a steep 28.1% decline from the prior week. Add to that 292 listings that were taken off the market unsold, a 22% increase week-over-week, it’s no surprise inventory is dropping like a stone. On top of that, strong in-contract activity continues to pull listings off the active market. There is growing “water-cooler talk”  that overall Manhattan inventory could dip below 5,000 listings for the first time in many years this winter. Only time will tell.

Liquidity Pace (The 30-Day Pace of Buyer Demand):

Last week, the 30-day pace of buyer demand rose to 833 properties put into contract, a 6% increase from the prior week. It’s encouraging to see an uptick at this point in the calendar-year, although seasonally the overall pace should begin to slow as Christmas, New Year’s, and year-end holidays take hold. That said, the weekly numbers were striking: 242 apartments went into contract, up 21% week-over-week, making it the third busiest week of the entire year–an especially surprising result given that this occurred in the third week of December! That is an impressive showing for the Manhattan market. While the broader expectation is for contract activity to cool into late December in early January, there’s already anecdotal chatter about additional deals coming together this week–so we’ll see how it plays out!
